I am excited to help you find your new home in New York City. Before we meet for the first apartment tour, please be aware of the following steps to help streamline the process:

Prior to our initial visit it is required by law that I give you the following documents for signature:

  • Agency Disclosure Form (this explains your rights and clarifies the agent's role in the transaction to ensure transparency)

  • Real Estate Anti-Discrimination Form (this informs tenants of their rights to equal treatment and prohibits discrimination in housing)

1. Get Your Financial Documents Ready (Also Applies to Guarantors)

Make sure the following documents are ready to go. Having these prepared as PDFs will boost your chances of securing your top choice:

  • Government-issued ID (Driver’s License, Passport, or State I.D.)

  • Tax returns for the last two years

  • Employment verification letter (for business owners, a CPA letter)

  • Most recent three pay stubs or ACH deposit records

  • Recent bank statements (three months)

2. Select (at Least) 3 Apartments You Would Be Happy To Move Into:

NYC’s fast-paced market means the first apartment you see might be gone quickly. By having multiple options you’re excited about, we can swiftly apply to your next favorite if your first choice becomes unavailable. This helps us stay ahead of the competition, minimizing wasted time and effort.

3. Ready to Apply? Here's What You Need to Do

  • Submit your application and financial documents through the apartment's application portal or directly to your agent.

  • When prompted, submit the $20 application fee for each applicant and guarantor to the management.

  • A $500 Good Faith Deposit lets the management company know you’re serious about applying for this apartment only.*

  • Commission? A commission agreement must be signed in the event the property’s commission fee is not paid for by the landlord. (A commission fee will never more that 15% the annual rent and never less than one months rent.)

* Management companies do not want to process applications for potential tenants that have placed $20 applications all over the city for various apartments.
